The Edgemere Commons Project is a redevelopment of the former Peninsula Hospital campus, in the Far Rockaway neighborhood of Queens, NY.
This new community, which is located within walking distance of both the beach and the bay, will be transformational for Far Rockaway. The development incorporates a newly constructed building containing 194 affordable residential units, and commercial space. The development includes approximately 40,000 square feet of publicly accessible open space as well as a brand-new supermarket.
The development will also include two new streets: Beach 52nd St, to connect Rockaway Beach Boulevard with Beach Channel Drive; and Peninsula Way, to connect Beach 50th with Beach 53rd St. The improved street grid will knit the Edgemere Commons development together with the surrounding community. The immediate area is serviced by the A train and Q22 bus.
Edgemere Commons A1 is a 194-unit affordable housing project developed in partnership with New York State Homes and Community Renewal and New York City Housing Preservation and Development. The project contains 45 studios, 86 one-bedrooms, 55 two-bedrooms and 7 three-bedroom units. Income tiers will range from 30% AMI to 80% AMI.
The development is expected to receive tax exempt bond financing from HCR, capital subsidy from HPD, tax credit equity, and Brownfield equity.
